About Lombard Epoxy Flooring

Lombard Epoxy Flooring is an epoxy flooring contractor based in Lombard, IL, with more than 20 years of experience grinding, repairing and coating concrete. We work on garage and basement floors for homeowners, and on offices, clinics, schools, kitchens, stores and industrial spaces for businesses around DuPage County.

What we have learned over those years is that a floor coating is mostly decided before the first coat goes down. The slab preparation, the moisture in the concrete and the condition of the cracks and old coatings matter more than the color chart, so that is where we spend our time.

Our Approach

We open every slab mechanically with a diamond grinder or a shot blaster rather than an acid wash, and we capture the dust at the machine instead of rinsing it toward a drain or sump. Before a price is final, the slab is tested for moisture, and cracks, spalls and old coatings are mapped. If a floor needs repair or replacement before it should be coated, we say so. Our written proposals list the product line, the number of coats and the finished thickness, so you can check the floor against what you paid for, and we explain what a coating warranty excludes, starting with moisture.

We also respect the limits of what a coating can do. Basement floors are read for past water first, because a coating will not stop seepage or a sewer backup, and we never sell a floor coating as radon reduction, which in Illinois is licensed mitigation work. Cure schedules follow the slab temperature and dew point, so an unheated garage in deep winter may be asked to wait.

We check permit and contractor-registration questions with the Village of Lombard before scheduling, provide a written contract and the state consumer-rights pamphlet on qualifying home jobs, and choose products inside the Illinois VOC limits for floor and industrial coatings. For businesses that cannot close, we phase work around operating hours, including nights and weekends, and we specify slip resistance by the broadcast and topcoat used.

What We Do

Our work covers epoxy garage floors, basement floor epoxy, polyaspartic floor coatings, flake and metallic epoxy floors, polished concrete, concrete grinding and concrete floor repair, along with commercial, industrial, ESD and commercial kitchen flooring. Whether you have a single garage or a building full of floors, we would be glad to look at the slab, test it and give you a free written estimate.
